Обязанности и достижения:
- global management (worldwide projects - Russia and CIS - foreign partners such as AT&T, ENI, General Electric, Siemens, EMC);
- technical management;
- infrastructure management;
- management of maintenance budgets creation process including repair budgets and equipment upgrade costs, actual expenses optimization and monitoring of established profit margin;
- organization of contract signing with clients as well as control of contract timely re-issuing, registering and recording of changes;
- effective cooperation with clients regarding organization of provision, quality level and amount of services on the sites under maintenance;
- development and extension of existing amount of on-site services and works including preparation of commercial offers and signing of appropriate additional agreements as well as startups of new projects;
- monitoring of incoming payments from clients for services provided and preparation of debt collection notices;
- supervision of compliance with terms of client’s contracts, industry rules and regulations by on-site maintenance teams;
- staff performance analysis and optimization of on-site teams manning tables upon carrying out of technical maintenance works;
- control of preparation of operational information and reports;
- organization of tender documentation packages preparation by neighbor departments;
- coordination of signing of contracts with sub-contractors, monitoring of their on-site performance
- short-term and long-term investment budgeting to increase asset capitalization and maintain labor standarts (technical maintenance, cleaning, repair and capital investment budgets); application of corrections into the planned budget in line to the actual financial figures;
- preparation of investment memorandums on over 20 CAPEX projects;
- holding tenders to monitor companies price policies on various services and procurement management;
- organization and management of financial and book-keeping processes in real estate management area and maintenance of premises according to the Russian and western accounting standards as well as the Russian tax legislation requirements; calculation of utility charges, consumption recording;
- risk management (technical, financial, legal) in real estate management;
- liaising with landlords on approvals of engineering systems rearranging projects, carrying out of joint maintenance, repair and premise replanning works;
- organization and management of engineering systems technical maintenance according to the PPM schedule (HVAC, electrical systems (UPS, DGU, lead-in distribution units, power supply wiring), lifts, fire extinguishing, water supply and sewage systems, BMS, etc.)
